What is a dedicated server and how do you make make your server a dedicated server? I've sen a few but fail to understand what they are...

A dedicated server is one where the host doesn't get a player. He just gets a console. You need to pass the -dedicated switch (and also -internestserver if you want to advertise it on the MS) on the command line to run one. These topics should be useful if you need any further assistance:
